SHORT Selling a Home

In the Bay Area, most people who purchased their home after 2004 and are planning to sell now will have to do a short sale. If you are having trouble paying your mortgage and other costs associated with the maintenance of your home (property taxes, homeowner’s insurance, etc.) then it makes good financial sense to short sale, especially if your decision is between a short sale or letting the house go into foreclosure.

Unfortunately, for most people the process is not short. The name short sale refers to the payoff to the lender. If the cost to sell your home (i.e. paying off all liens and transaction costs such as commissions, escrow, etc.) is more than your home is worth, the payoff to the lender will be short because the lender will receive less than owed.

Until the home is no longer your responsibility (i.e. a new deed has recorded), you must maintain it and keep electric, water and sewer accounts active and paid. If your home is part of a homeowner’s association, then you must also continue to pay your HOA dues. Failure to pay these bills will have a negative impact on your transaction.
